This is a custom 2-story home located in
Algonquin Township and built by Lafontaine Enterprises in 2007.. The owners wanted
to maximize their rear-views of the river while building a functional floor plan on this
narrow home site. This home is located on the Fox River in both 10 year and 100
year flood plains. Design and permit challenges included working closely with the
County to deal with well, septic and home foundation in the flood plain area.
Lafontaine Enterprises successfully managed all aspects of permit approvals from the
various County departments.
The floor plan, finishes and views of the river are just as the client's imagined
them when they started the building process. |

Due to lot and flood plain restriction, this
home was built on a 37" crawl space. Crawl space has a poured 4" concrete
floor and was insulated with 1" wall foam board and R-30 bats in the floor.

With the crawl space contruction, the
furnace and water heater are located on the same floor as the living space. This is
the furnace closet and includes a 90% Carrier furnace and Aprilaire humidifier with
electronic controls. The quiet operation of the Carrier furnace and the
solid-core Jeld-Wen interior door provide excellent sound dampering. |

One of the fastest growing trends is the use
of highly energy efficient "tankless" design water heaters. This client
located their Rinnai water heater near the master bath and kitchen areas. The use of
this water heater will supply endless hot water while potentially saving hundreds of
dollars each year. |
